Basic formula

Payment = P × r × (1 + r)^n / ((1 + r)^n − 1)

P = loan amount
r = monthly interest rate
n = total number of monthly payments

Buy a home for 400,000 with an 80,000 down payment, using a 6.5% annual interest rate over 30 years. The resulting mortgage loan amount is 320,000.
